Policy, Terms & Conditions for all Rentals & Use of Web Site

  • When a reservation is made, a guarantee (which becomes your security and damage deposit) is required with either a credit card, money order, check (if time allows for processing), or cash deposit. All deposits are subject to a six percent booking charge, $100.00 minimum.
  • Some monthly rates shown may be subject to a one-year minimum lease depending on the property concerned. Call for month-to-month rental rates. All rentals other than leases are subject to appropriate governmental taxes. All rates do not include applicable taxes or cleaning after departure.
  • A confirmation letter and invoice is sent to each guest prior to check-in (time allowing).
  • A minimum advance security/damage deposit of $250 (plus a $75 booking fee and a $25 documentation charge) is required for each unit. (Homes require a $500 deposit plus a $75 booking fee and a $25 documentation charge.) Deposits are refunded after the unit has been inspected via check or credited back to your credit card within 14 to 21 days after departure (plus bank processing time). Reservation changes or cancellations of any nature are subject to an additional $75.00 booking fee and $25 documentation fee.
  • Payments & Cancellations: We charge 50% of your reservation at the time of booking and the remaining balance approximately 60 days prior to check-in.  For stays booked within 60 days of check-in, we charge 100% at the time of booking. If you need to cancel for any reason and do not have Travel Insurance coverage that applies, we will refund you 50% of your reservation cost for cancellations received over 60 days prior to check-in.  Since property owners are not easily able to re-book their properties last minute, we are sorry that we are not able to provide any refunds for stays booked within 60 days of check-in or for stays canceled within 60 days of check-in.
    Please check the property description for any property specific differences to the cancellation policy which will apply if stated in the description.  Any change to a confirmed reservation is subject to a $75.00 change fee and $25 documentation fee to cover our costs, and also subject to property owner/manager approval which is not guaranteed. Advance security/damage deposits are not applied toward your rent. All rental, housekeeping and taxes must be paid in advance.
  • We only rent to families to promote a “family atmosphere.”  A ratio of one out of every three persons in the room must be 25 years of age or older. One person 25 years or older MUST BE PRESENT IN THE RENTAL UNIT AT ALL TIMES WHEN THE UNIT IS OCCUPIED. All rentals are subject to "spot checks" and any reservation obtained under false pretenses will be subject to forfeiture of any and all deposits/rents collected, possible persecution for defrauding an innkeeper under law in the State of Florida and will not be permitted to check-in and/or asked to immediately leave.
  • Cash, traveler’s checks, Master Card, Visa, Discover and American Express are accepted for payment. Only one credit card is allowed per check-in or property, though a different credit card can be used for the deposit and other booking fees. Under no circumstance will more than one credit card be allowed to be used to check-in. Sorry, no personal checks at check in without prior arrangement or receipt at least eight weeks before check-in. Payment is due in full 60 days prior to arrival using only one credit or atm card in the name of at least one of the registered guest(s). There are no refunds whatsoever except for acts of God that cause evacuation by order of a public authority as provided by Florida statute.
  • While every attempt will be made to honor reservations for any specific property or unit reserved, we reserve the right to make last minute changes.
  • All linen and towels are provided (a one time setup before arrival) for vacation rentals, however, you need to provide your own beach towels since linens and towels are not to be removed from the rental unit. Any and all missing or damaged items will be charged against your security deposit.  This includes towels, linens, pillows, decorations, or any other items inventoried as belonging to the property. Inventories are conducted before and after each guest arrives and leaves. Guests are liable for any and all damages and missing items that may occur during their stay in the property; and Guest further agrees that any and all damages and/or replacement costs that exceed the amount of the deposit will be charged to the guest's credit or atm card on file with Riviera Property Management at the sole discretion of Riviera Property Management.
  • There is a maximum number of occupants allowed per property and you need permission to exceed that limit. Exceeding the number of occupants registered or allowed can cause you to lose your security/damage deposit and be evicted due to fire code regulations--without refund of any rents paid, at the sole discretion of Riviera Property Management.
  • Violation of any state, county and city law or noise curfews ordinances or resort rules and regulations will not be tolerated and will result in the forfeiture of your deposit and eviction without refunds of any and all rents paid. We have a "zero tolerance" for cursing, making threats or any other abusive attitude in any of our properties, facilities, resorts including our office and will result in the forfeiture of your deposit and eviction of any rents paid at the sole discretion of Riviera Property Management.
  • Small dogs 25 pounds or under are allowed only in certain properties and animals are illegal on the actual beach or any gulf front property. Make sure you tell us before booking if you are bringing any pet with you. In no circumstances are cats or larger dogs or other animals allowed. Failure to do so will cause you to lose your security/damage deposit and any rents paid at the sole discretion of Riviera Property Management. All small dogs are subject to a pet fee, call for details. Pet fees do not apply to any extra cleaning charges that may occur as a result.
  • Smoking inside any property will absolutely not be tolerated and will absolutely result in a $250 fine and forfeiture of your deposit; and immediate eviction from the property.
  • Our business hours: Office hours: Monday through Friday 9 a.m. to 5 p.m. Central time.
  • Phone (850) 234-2151 for after hour emergencies. Check-in time is 3 p.m. Check-out is at 10 a.m. Guests will be charged an extra day for late check-outs. You may be able to check-in early or late with prior arrangement and permission. Should you be checking-in later than normal business hours, please let us know beforehand. Going into your property before 3 p.m. without permission will result in charges for an addional day.

  • Rentals are for three days minimum during June and July and one week minimum the week with the Fourth of July. Sorry, but the free seventh day does not apply to any rental period or week containing a holiday.
  • Professional housekeeping and laundry service can be purchased if you desire extra service.
  • Upon arrival, guests are provided with an information packet and check-in sheet.
  • By use of this web site, renting or leasing any of our managed properties, giving your credit card number, either over the phone or in person, you agree to the above stated policies as well as those restated with your reservation, and at the time of check-in and arrival.
